Absolutely fantastic place to stay.... The Royal Livingstone has everything you need whilst staying at Vic falls.... The location is a short walk to the falls with complimentary entry and also only a short drive to most of the tours by road or boat... We had the best experience at the Royal Livingstone by Anatara and Avani Victoria Falls resort in Zambia. These are the only two properties within the National Park and a few hundred metres walk from the falls itself. We had the best experience at the Royal Livingstone by Anatara and Avani Victoria Falls resort in Zambia. These are the only two properties within the National Park and a few hundred metres walk from the falls itself. The Zambian staff at the hotel must be some of the friendliest in the world and made our stay super special. The dinning experience prepared by Chef Jason was absolutely amazing. Growing up in South Africa I thought I have experienced the best of African wildlife but the river safari and picnic on a river island was also a once in a lifetime experience. The Royal Livingstone Hotel and staff experience is truly something to add to any bucket list. I will definitely be back with the entire family to share this experience. Read less

Royal Livingstone has the best possible location for visitors seeing the falls. The property is beautiful but rooms are tired and need updating. Staff is disorganized and not particularly well trained. Meals inconsistent and rates are quite high. Hotel needs new management and an update. Service is inexcusably spotty.

We arrived @ Victoria falls airport once through with our KAZA visa were immediately met by our hotel organised transfer. The driver was very friendly and chatty about where we were and once we got to the boarder crossing he had explained that we had to change transport and have our passports stamped, there was a line on both sides and seemingly… Read more
We arrived @ Victoria falls airport once through with our KAZA visa were immediately met by our hotel organised transfer. The driver was very friendly and chatty about where we were and once we got to the boarder crossing he had explained that we had to change transport and have our passports stamped, there was a line on both sides and seemingly chaotic but all was smooth and the two drivers were well versed as to what needed to be done and we were through and on our way to the hotel in 20 min. Once we arrived we were greeted with a wonderful song and dance and a very welcoming Edward who checked us in very soothly and we met Bora who made us feel very welcome. From then on from our Butler Jonathan and to all the front of hose and back of house we could not be more happier that we stayed at The Royal Livingston Hotel and would highly recommend to any one. Take your morning run among impala and giraffe but beware of crocs when passing the pond; relax in a hammock on the lawns and by the pool; rejuvenate at the spa; relive Africa on a boat trip on the river; retire to view the sunset from the sundeck. On a serendipitous note: quite coincidentally we were serenaded at dinner with our wedding song The Rose - "some say love it is a river..." And speaking of a river drowning the tender reed and the heart that never takes a chance and the soul that never learns to live - you have to experience the thrill of the mighty Zambezi surging past you to drop 108 meters under your nose as you pose for a swallow-dive on the rim of Devil's Pool; but do this before you take a birds-eye view in a heli flip over the falls (you won't do the pool after the flite!). Remember to leave early for the airport, just in case you also run into the herd of 48 elephant crossing the main road between the hotel and Livingstone town.... Read less
