407 newly-renovated rooms on 3 floors with 2 lifts in total. Now featuring a modern beach house ambience boasting a balcony or terrace. Air-conditioning, 37" flat-screen LCD TV, coffee maker, fridge, safe, iPod iHome docking station, iron and board, and hairdryer. Standard Rooms with 1 king-size or 2 double beds, sleeping maximum 3 adults.

Pool View Rooms have the same amenities as Standard Rooms but with views of the Indulge pool plus a spacious patio or balcony, with 1 king-size bed or 2 double beds, sleeping maximum 3 adults and 1 child.

Balcony View Rooms, with the same amenities as Standard Rooms, have views of the bay, swimming pool or golf course from the balcony, sleeping maximum 3 adults and 1 child.

The grounds are beautifully landscaped and well maintained. The pools were lovely and the bar in the lobby efficient and friendly. The conference we attended there included dinners which were presented well and were enjoyable.

We experienced very poor customer service during our stay. A major electrical issue happened ans we had to ask to get a different room. The room we were moved to was dirty and out by the laundry and storage room and the front desk staff were awful. The grounds however were gorgeous and lots of pool options.

In the middle of the first night we were there, we discovered a water leak in the ceiling that drenched the floor and everything in the bathroom. We called maintenance and they responded immediately, but their were no other rooms available. We left and spent the next 6 hos drive around Newport Beech and Balboa Island. We called maintenance and they responded immediately, but their were no other rooms available. We left and spent the next 6 hos drive around Newport Beech and Balboa Island. The staff is really nice, and the location is impeccable but the rooms are lacking. Lot's of great amenities but if you're booking a room just to spend the night, maybe look elsewhere. Rooms are visually cold and we had old toiletries...The self parking is really awkward and expensive for the location...

Staff is wonderful, they have a wide variety for items you may have left at home. While there are no microwaves in the room, if you ask they will bring you one free of charge. Staff is wonderful, they have a wide variety for items you may have left at home. While there are no microwaves in the room, if you ask they will bring you one free of charge. They also provided me at my request with a vanity light up makeup mirror. Front desk staff are very responsive and helpful. The rooms tend to be a bit humid even with the ac on so I had to crack my sliding door a bit. Any room in the lobby building is not recommended, you can hear all the noise from the weekend drinkers down at the bar and you can hear everything in the next rooms. I didn't get much sleep the five days I was there. Read less
