71 rooms and suites on 4 floors in 1 building. All with air-conditioning, complimentary WiFi, HDTV, coffee maker, fridge, microwave, iron and board and hairdryer. Standard Rooms located in the Historic Building, sleeping maximum 2 adults and 1 child.

One and Two Bedroom Suites are located in the Suites Building and have a full kitchen and separate living area, sleeping maximum 4 adults.

Indoor heated swimming pool, rooftop deck with outdoor hot tub and fire pit. Fitness room. Spa*. Complimentary WiFi. Parking fee $16 per day per vehicle (payable locally, subject to change). Free parking during off season (1 vehicle per room, subject to availability).

This hotel had so many issues, no elevator for our entire stay, staff did not know when it would be fixed, TV”s didn’t work, phone in room broke, no daily cleaning, had to keep calling to get clean towels and soap. The worst part was that management completely avoided us when we asked for her. It was not worth the money we spent and the lack of care for their guests was below standard. There is also a bad smell that comes from a pumping station located next door which we saw in previous reviews, when we asked the concierge about it prior to arrival, they vehemently denied it! Stayed 3 nights (6/26-6/29) in newer building in a 2 King BR corner “suite” with my sister and her 2 kids, ages 5 & 9. Lobby @ check in smelled old/stale, badly in need of a decorative upgrade, at minimum a DEEP cleaning. There is a hotel bar off to the right, but no restaurant on site. Earlier reviewers mentioned the elevator was broken, and it STILL is/was the entire time we were there! So be prepared to carry all your things up and down the dark and dirty staircase (I considered picking up the candy wrapper we saw in the hallway while going up to our room but for whatever reason didn’t, and it was STILL THERE when we checked out 3 days later!). Wanting some fresh air minutes after getting into the room, we opened the Juliet balcony doors in the Master BR and it came off the track. Tried to use one of the 3 dusty phones in the room to call the front desk, but they were not connected (did find someone’s Cheerios behind the sofa when checking to see if phone was plugged in!) So had to walk down 3 flights of stairs to ask for help with screen repair so we didn’t have bugs flying in, but the 2 young teenagers were unable to fix it. I immediately went to my room to pull back the covers and check for bedbugs and/or other signs of poor housekeeping. My bathroom had 3 lights (vanity, shower, and center of room) but was still very poorly lit (maybe the dark blue wallpaper and decor helps to hide the dirt I felt was lurking everywhere). Disappointingly cheap toiletries and linens. The full kitchen was also dimly lit, counters sticky, someone’s fingerprints were all over front of stainless steel fridge (!) and the bottom cabinet door near the sink was completely missing. The indoor pool was open but needed attention, as there was a considerable amount of sand in all 4 corners in the bottom of pool. My sister got into the adjacent indoor hot tub (which was open and running but not adequately cleaned or lighted, either) until the smell of it became too much. The large puffs of funky foam collecting around the edges might have been a good sign to have skipped it. We then went to the “rooftop” hot tub, which is on the 3.5th or 4th floor (not the rooftop) and faces the mossy, storm drainage pond on the back side of the hotel-not the beach. By the way, the property isn’t really beach front, as Easton beach (or First beach) is across from the hotel on a busy highway. Seems like there was a lot of red seaweed there during our visit, so we decided to drive a bit, pay to park and enjoy Gooseberry Beach instead (highly-recommend!) Unlike the hotel, their foot wash stations and after-swim showers are CLEAN and they WORK! Although the 2 or 3 hotel staff members we did see were kind, we didn’t see ANY housekeeping personnel or hear a single vacuum while we were there! There are ZERO hand sanitizer stations anywhere or masks available on the hotel property! Yuck! - Ridiculous! Sometimes One can find a real gem when taking a chance on staying with a privately-owned property, versus a nationally known chain. However this is NOT one of those times! Earlier reviews I’d read began to give me an uneasy feeling about this place as our vacation was approaching. I was even looking for other options three days prior to going and had there been availability, we would NOT have stayed here! Read less

Elevator has not worked since last Thursday it’s the following Tuesday. With 2 kids under 4 not fun carrying or helping them up and down 4 flights of stairs. Room not ready till 5 pm and thankfully Kenny was able to help lug up all the kids stuff. Garbage is over flowing in hallway not changed in days, no light cover, doors get stuck in bedrooms… Read more

For 600 plus a night I think at least stepping up apologize, heck at least let me park for free instead of 12 a night. Thanks but no thanks to coming here again. I’d rather everyone know then just tell a manager and get not much we can do. Read less

My wife and I stayed in room 354 on June 24th for a wedding. The desk staff were friendly and helpful. The room was clean. My only complaint is with the repairs that have been made in the past and are still needed. The shower curtain rod must have sheared in the past and it was improperly repaired with tape and a hose clamp. So when I went to close the curtain when taking a shower, the rod came apart, dropped and the curtain started to slide off. It's a safety hazard and what concerns me most is that it was obviously known and not properly fixed. Not a safety hazard, but nonetheless a nuisance, was the toilet paper holder. The arms were too far apart so when you went to use the toilet paper, the spindle fell immediately. Again, that's a repair that had to have been known to the maintenance and/or housekeeping staff. I don't want to be too harsh in my criticism, especially since so many businesses have had such a difficult time recovering from Covid-induced losses. But Newport Beach Hotel, you've got to improve your maintenance processes for the safety and welfare of your guests. I mentioned the issues at check out and was happy that the clerk recorded them to pass along to maintenance. That's commendable. Now I just hope effective repairs are made. Read less

Photos online are photoshopped. Total scam. Left the hotel after two nights when we found a better resort. See my photos: no view except side roof area hot tub and lounge. No roof top, it’s next to rooms. The side roof lounge and hot tubbers could see in our room! Voyeurs delight. LOL! At night people stayed out and partied past hours, too. … Read more

The tv room with two person table had a view of a wood wall. So romantic! Manager didn’t give any discount. The young people working there were sad for us too. Manager was nonexistent. We went for our COVID honeymoon - felt so sad and scammed. Finally got in to a gorgeous hotel in Newport. If you like my photos then this place is for you. Read less
