A three-star review is generous for this hotel, but only because of these 3 factors: the employees try hard and are nice, the location is perfecrt and the remodel of the lobby is very nice. The Theodore is an old building so the bathrooms are tiny. More shelving is needed and I am not sure why more isn’t installed, there is literally nowhere to put your toiletries or rest your toothbrush. Our room was spacious, but no place to put away clothing. A big bulky armoire (with big heavy doors that don’t stay fully closed or open) is actually tiny inside with limited space. What a waste or space! If you plan on staying 3-4 days as I did you will be making neat piles of clothing in the corners of the room. The rooms in the Theodore is in desperate need of drawer space. Rooms offer no desk/work space either so if you are traveling for work, be warned. The Rider restaurant in the lobby looked nice but was it was booked for private events the entire 3 night/4 day stay I was there. The sign in the lobby read: “Closed for Private Event – Open Tomorrow at Regular Hours” Well tomorrow never came. 3 separate times I planned on just resting at the hotel and grabbing lunch or dinner down in the lobby and it never happened, it was always closed off. Speaking of the Rider, they use a meat smoker and my room was filled with a heavy smoky smell. One morning I awoke in a panic as one never wants to smell smoke while in a hotel. They front desk staff was nice about moving us, but I got the impression complaints about the smoky smell happens all the time. With so many options downtown Seattle, I probably won’t stay here again. Again, great location, friendly staff, nice lobby and it is a very clean hotel…but that isn’t quite enough to recommend. Too many issues at this place. Read less

There was a persistent smell of burning kitchen grease (from Rider, the great restaurant on the first floor) throughout the hotel, but it was particularly bad within certain wings of the hotel. I stayed along the north/northeast corridor (turn left out of elevator, then turn left again). I called guest services on the 1st night and mentioned the smell. They told me it was Rider's, and that they close the kitchen down at 10pm and that the smell would soon go away. It never went away. No one from the hotel followed up with me. Night 2 was equally gross, but we managed to sleep through it owing to the poor sleep we had the night before. We checked out, and I mentioned all of this to the check out clerk, and they acted sheepish and embarrassed that my stay was so poor, and that the room smelled bad; however, she tried to brush off the smell as being a "wood smoke scent, like a fireplace" which was ridiculous, and she knew it. Bizarrely, she then suggested that I recommend the hotel to others. I was never rude or abrasive, nor did I demand anything, but I was surprised that there no effort to make things right - even a small gesture showing their contriteness would have been nice. I likely won't stay here again. Good location, but frankly, the rooms are very small and stink like a fast food's kitchen. They also could never get their room card technology to work Read less

As tourists who had never been to Seattle, we loved staying at the Theodore! We particularly enjoyed the free cocktail hour that featured local ingredients. Read less

This hotel just hit all the marks for me for our Seattle stay. First off, check-in was a breeze! The staff all around the hotel was so nice and helpful. This hotel just hit all the marks for me for our Seattle stay. First off, check-in was a breeze! The staff all around the hotel was so nice and helpful. The doorman always greeted us and remembered us. Just can't beat the location either, you are in the middle of bustling downtown and walking to Capitol Hill and other nearby areas is not far. I loved all the small touches in the decoration down to the scent they pump throughout the property. Our entire stay I kept commenting that it always smelled like a wood burning fire and added to the coziness. Turns out they do pump the scent to the vents! Our king bed was very comfortable, the room had a lot of nice decorated touches and to be honest, it's how I would decorate my apartment so it didn't feel like a sterile hotel environment. I had some drinks in the restaurant downstairs, Rider, and turns out they have a decent happy hour while watching a Seahawks game. The food coming out looked really good, but didn't get a chance to try. Overall, it was a great and comfy stay and I will definitely book here again. I was a little worried after reading reviews about "hidden fees" and noise. First off, these "hidden fees" are actually taxes for tourism, occupancy, and resort fees that every hotel in the city charges. You can't escape these fees if you're staying in a hotel downtown. As for the noise, I live in a city and I'm used to noises like construction, cars, etc but being on the 8th floor noise wasn't bad at all. It's a city, you're gonna hear noises, period. Read less
