Situated in between Downtown and Dupont Circle. The White House, Washington Monument and National Mall are all within walking distance. Transfer time from Dulles International Airport: 40 minutes.

99 rooms, all with air-conditioning, satellite TV, mini bar*, tea/coffee making facilities, safe, Atelier Bloem bath amenities, hairdryer and iron and board. Queen Deluxe Rooms are 375 sq ft and have views of North Street and Dupont Circle, with 1 queen-size bed, sleeping maximum 2 adults.

King Deluxe Rooms are 375 sq ft and have views of North Street and Dupont Circle, with 1 king-size bed, sleeping maximum 2 adults.

Deluxe 2 Queen Rooms are as above but with 2 queen-size beds, sleeping maximum 3 adults or 2 adults and 2 children.

They said they would TRY to find us another place to stay. Just after we arrived another young woman arrived who had made her reservation just a hour before the time she arrived, they told her it was a non-refundable reservation...guess what, they didn't have a room for her either. We finally ended up in another hotel at 4am, no thanks to KIMPTON. Since then we have been told this is standard practice at KIMPTON HOTELS....if you want to make sure your reservation is good, do not book with KIMPTON HOTELS. If I could give a -10 rating I would. There was nothing particularly terrible about it except that it was somewhat shabby and did not look pristine. We had the big room with two Queen beds but they took up most of the space in the room. Beds and linen ok but wallpaper and carpets not so nice, giving shabby impression of not being too clean and of being old. We paid 340.00 for a single night without consuming anything except included mediocre continental breakfast. Parking was included with taxes ($60.00 +). No toiletries except a small bar of soap and small bottle of body lotion. A big list of incidentals available upon request which doesn’t help when you are ready to hop in the shower and there is no shower cap at hand. I guess this hotel is ok if you can get a very cheap deal like under $150 including taxes and fees. Valet and bell boy service was minimal. When valet brought car he didn’t even ask about luggage to bring out and in the confusion we ended up forgetting our suitcase at hotel. Need to say they took good care of it until we were able to go and retrieve it. Staff was friendly and courteous. Not their fault that hotel was overpriced and not so clean. Location is excellent! Nice quiet street in a nice neighborhood and only a short walk to Dupont Circle. Read less

This stay was one of the worst visits I ever had with a Kimpton hotel and I would recommend people to stay away. First, there was a serious leak in the bathroom ceiling at about 10pm that forced us to switch rooms. It had clearly happened before as evidenced by all the patching on the ceiling. Second, our replacement room ended up containing insects. I put a photo below (the wallpaper is very unique). The only way you should stay at this hotel is if the price point is below $75. Guests complain about other things like the dated decor and busy breakfast, but I mainly focused on not being drenched with water from the room above me and not being forced to kill bugs. Read less
