Location is good. There is a nice grocery store a block away, but as far as cleanliness, hotel is not good. Floor was "sticky" and in-room fridge was disgusting (see photo).
This hotel was booked through my employer, but I wouldn't stay here on my own for pleasure; especially if I was traveling with family.
5 Stars in its category!

THE VIEW!!! Our room was on the 25th floor and the view was spectacular!!!! The sunsets were amazing (be sure to close the blinds during the day while out sightseeing so you don't come back to a super hot room). The beds were soooo comfy. The AC (when on) was a bit noisy, but we lucked out and no AC was needed at night.

We also found the hotel quite walkable (there are a couple of fantastic neighborhood parks nearby, and the trolley stop next to the hotel was super convenient.
Tip: get the Muni day pass ($13) vs. single tickets (one single trolley ride will cost you $8) and you'll save a bunch of money. The 3-day pass is $31.
Our favorites around the hotel were Cafe Moka, Bob's Donuts, and Swan Oyster Depot.
Another great thing about this hotel is the Whole Foods ~a block away.
Make no mistake: This is no 5-star hotel, and it does it pretend to be, but the helpfulness of the staff, the comfortable beds, and the price can't be beat!

Stayed here a few nights before we travelled round California. Walking distance to Fisherman wharf and shops but Uber also quite cheap. Great wee burger joint round corner , bit expensive but burgers lovely. Hotel was great, nice big room great view.

The good:
-Very large room with wall-to-wall windows overlooking San Francisco. We were on floor 14 and the view was remarkable.
-Blackout roller blinds were excellent.
-Fridge and Keurig coffee machine in the room.
-Bed was probably the most comfortable we have ever had in any hotel room (and we have stayed in many hotels). Pillows were…

Pillows were also excellent.
Could be improved:
-The cleanliness could have been better. Numerous long white hairs in the bathroom, dust on surfaces and the windows were dirty (inside and out).
-The AC unit made a weird “whooshing” sound, which did disturb us during the night at times.
-The safe didn’t work when we checked in. We had to call down to reception twice and an hour passed before someone came to replace the batteries.
-Noticed a $290 hold was placed on my credit card. I don’t mind that hotels do place holds like this but what I do mind is not being informed of this upon checkin. This hold still has not been released so I’m going to have to contact the hotel to resolve this.
-Housekeeping is by request only, again a relic leftover from COVID. Understandable, but on day 3 when we decided to get our room cleaned we were told that all housekeeping requests MUST be made between 8-10am. This time constraint really should have been mentioned when we checked in. Extra frustrating is we could see the housekeeping staff cleaning other rooms on our corridor at the time of our request yet the front desk staff member was being jobsworth and unwilling to do anything to break this unspoken and unwritten rule.
Almost rated 3-stars owed to the last two points annoying us so much, but we really liked the room itself to the extent that it was worth redeeming the review back to 4-stars.

Lovely hotel, great service and room

I stayed here 1/14-18/21 for 4 nights. The hotel is beautiful and the room, while on the small side, was ample for two people. We were on the 25th floor so the view, which looked west, was incredible.

The check-in was smooth and quick. Due to Covid you have to schedule housekeeping upon check-in (we selected 10am). I've stayed in Holiday Inns where the walls are paper thin. I didn't notice too much noise from neighboring rooms, however. The room had a coffee maker and small fridge, which was nice.
The location was great. Around the corner is the California cable car line which is a straight shot to the Ferry Building. It's about a 15 minute walk from Civic Center BART station to the hotel.
The hotel is located on Van Ness. Polk is the next street with many bars, restaurants and shops. There is a Whole Foods and Trader Joe's within walking distance.
I would completely avoid the other streets after Polk. The Tenderloin is an atrocious neighborhood full of homeless and deplorables. We felt extremely unsafe and many mentally deranged people loiter there.
The Civic Center BART station is in a sorry state full of trash and shady characters. If you walk to the hotel from the BART station make sure to take Van Ness and avoid the other streets.
The rest of the city had homeless but nothing like the Tenderloin. I live in Los Angeles and it's just as bad here. Avoid the Tenderloin and you'll enjoy your stay at this hotel.

Payments are being prioritised based on when the request was made, working in order from March 2020 onwards. We will always try to process refunds at the earliest opportunity, for requests before August our maximum timeframe is 120 days. As we are steadily reducing the maximum processing time for each new request, for refund requests made in August, we expect the maximum processing time to be 80 days, from the date the refund is requested. For those requesting a refund in September, we expect it to be processed within a maximum of 60 days, and then reduce to 30 days for refunds requested in October, before returning to normal levels.
To finalise the amendment, one of our customer advisors will phone you. We need to work through amend requests in departure date order so we can prioritise those with the most imminent travel plans, so you may have a longer wait than usual until we’re able to ring you back. We will help everyone that wants to move their holiday.
