212 rooms. All with bush or resort views, balcony/terrace, air-conditioning, satellite TV, tea/coffee-making facilities, complimentary WiFi access, safe and hairdryer. AVANI Rooms with either 1 queen-size bed, 2 double or twin beds, sleeping maximum 2 adults.

AVANI Family Rooms are located on the ground floor, sleeping maximum 3 adults or 2 adults and 2 children.

AVANI Superior Rooms and AVANI Suites are also available.

Exceptional Hotel with great facilities that are secure and very clean environment. The availability of Animals like Zebras is a quite an experiance. Lovely staff, good food, free entrance into the Falls for Avani Guests.

I was here on business. But the stay was absolutely wonderful! Very friendly and helpful staff. Great Wifi (since I was there for work), amazing facilities! Great Food! The zebras! Giraffe & monkeys!!

Very comfortable hotel. Good choice of food. Amazing location set right on top of the falls. Complementary accesss to the falls. Walk up to the sister hotel the Royal Livingstone and enjoy a drink on the deck overlooking the Zambezi, spectacular view especially at sunset! Giraffes, impala and monkeys in the grounds. Pros - nice property, 7-minute walk from room to Zambia side of falls, wildlife roaming through hotel, accessible from airport, Nespresso machine in room. Cons - dozen + mosquitoes in room when we checked in. Asked to fumigate room, there were still mosquitoes. Staff generally eager to help yet service in restaurants was lackadaisical, need to improve training asap! Management needs to step up as hotel is by no means a 4-star property, yet clearly has the potential to be. For example, there was no soap in neither men's or women's restrooms at the restaurant. Pointed this out to management, to no avail. Restaurant staff handling food were not even wearing gloves, handled food barehand (again, no soap in restroom so what does that say about overal food handling?). Food was well presented but bland. Worst of all, no cold water in room shower. Overall, a decent 3-star hotel, not worth the 5-star prices they charge, but not sure what other alternatives are in the area, yet alone walking distance to falls. We also visited their sister property, Royal Livingstone (beautiful), but left after a 20-minute wait for service. Read less

The Avani was a great place to stay. The grounds are incredibly with animals wandering the property, the staff is lovely and accommodating, the food was great, it was overall a really great experience.
