212 rooms. All with bush or resort views, balcony/terrace, air-conditioning, satellite TV, tea/coffee-making facilities, complimentary WiFi access, safe and hairdryer. AVANI Rooms with either 1 queen-size bed, 2 double or twin beds, sleeping maximum 2 adults.

AVANI Family Rooms are located on the ground floor, sleeping maximum 3 adults or 2 adults and 2 children.

AVANI Superior Rooms and AVANI Suites are also available.

The proximity the the falls can't be beat. We also went to the Zimbabwe side, and honestly liked the views here more. The front desk was very accomodating, and they facilitated a lot of activities. The proximity the the falls can't be beat. We also went to the Zimbabwe side, and honestly liked the views here more. The front desk was very accomodating, and they facilitated a lot of activities. We did the sunset boat safari and game drive, both of which were excellent. Staff were caring. Warning that this hotel is also a conference center so at times there can be quite busy in the common areas / at mealtimes. The adjacent Royal Livingstone had a good restaurant, the local Breem was to die for and their spa luxurious. There are resident zebras, giraffe and impalas which delighted our whole family. Good sized pool, even for lap swimming. Read less

Great location - 5 min walk to Victoria Falls (VF) with free entry. Was a little nervous about only visiting the Zambia side of the falls and what we would be able to see but the views were great and you can track the width of the Zambian falls along a nice path (you will get wet though!). You can also climb down to the bottom of the falls and visit Boiling Pot where the falls all converge into what looks like a massive natural jacuzzi. You can also wander around to the border post to get a great panoramic view from the bridge connecting Zambia and Zimbabwe. Hotel was spacious with a lovely pool area complete with Zebras and Antelopes wandering around. Breakfast had a good selection of food as did dinner by the pool bar. Drinks prices didnt seem to match the drinks menus but the differences weren't significant - would be good to update the menus or at least inform customers ahead of them receiving their bills. Rooms were ok but could do with some modernisation. Certainly more of a resort than a simple hotel. There is a kids club but that is chargeable and there was a gym but you seemed to need to exit the resort to enter that so I didn't bother. Quite pricey to stay but location and free entry to the falls which we visited twice made it worthwhile for us. Be aware if you're flying in/out of Victoria Falls which is in Zimbabwe. You will need a visa - $50USD for single entry and $70USD for double entry for UK citizens. The queue to get the visas in VF airport can be long and often their credit card machines are not working. Also note that Google will tell you the hotel is 30 mins drive from VF airport but that doesn't take into account crossing the border post which requires stamping out of Zambia and into Zimbabwe so allow 1 hour. The location is breath taking. Surrounded by wildlife is a massive bonus. It’s free to visit Victoria falls as many times as you want. All amenities are available. Has free WiFi. The restaurants are good. They have childcare if parents need to go for other activities that do not allow kids. Swimming pool is good too.

We honestly loved this resort. The hotel was well kept, the staff were the friendliest i have ever met. We could walk to the Vic falls everyday. There was so much at the resort, including animals, gym, Livingstone hotel is 800m walk, restaurants and even activity desks which we could arrange day trips with. A very nice hotel near the Victoria Falls. Helpful staff and great food. The room was clean and nice. There is a large pool with a restaurant next to it. A big area with a lot of animals thats not Adriaterhavet of peoples. Just be aware of the monkeys so keep the door and windows close. I recomend this hotel.
