I enjoyed the great ambience and pleasant staff. However the room floor was not cleaned well and there is room for improvement here.

The first evening there was a private function at the Royal Livingstone - sister lodge a short walk away - still banging music after 11pm and it felt more like staying in Ibiza than a lodge in a National Park - no idea how the animals put up with all the noise!

Stay next door for double the money instead

I was really shocked Avani was half the price of the Royal, but it should be 1/4 the price because it’s old, and really lacks many amenities for the price.
I strongly advise anyone considering between the two hotels to pay the extra amount, even if double and stay next-door if you seek anything close to a luxury experience.
Avani rooms were very small and dated. Power would flash in and out. Common areas were blah and somewhat cheesy. No great indoor space to avoid the heat.
Food was average.
Zebras and giraffes free roaming weee spectacular and maybe enough to warrant a stay here at a 3-star category hotel with 5-star prices.
Bellman staff and singers/dancers upon arrival were fantastic but they could not make up for the overall dates and worn down aesthetics elsewhere.

The falls are in walking distance and the entry is free for hotel guests. Relaxing environment with a big pool.
