Welcome to the only 3V and most affordable property on the V&A Waterfront. In a fantastic setting, overlooking the harbour and Table Mountain, you’ll enjoy not only a great location but true value-for-money too at the Protea Hotel Breakwater Lodge. Formerly a 19th-century prison, the building is something of a landmark and rest assured, in-mates enjoy their stay much more of late! We recommend upgrading to a Family Room, which are more spacious with a sleeping area for children. When it comes to dining, Stonebreakers Restaurant serves up a tempting buffet or head outdoors to one of the many restaurants in the V&A Waterfront.

On the famous V&A Waterfront, a stroll away from restaurants, theatres and shops. Transfer time from airport: 30 min.

120 rooms and 75 suites, across 3 floors. All with air-conditioning, satellite TV, telephone, mini bar*, tea/coffee maker, safe, hairdryer, iron and board. Standard Room with 1 double bed, or 2 twin beds, sleeping max 2 adults. 

Larger Guest Room with 1 double bed, or 2 twin beds, plus a sleeper sofa, sleeping maximum 2 adults.

Two Bedroom Rooms, which consist of connecting rooms, each with either 2 double bed or 2 twin beds, sleeping maximum 4 people.

Junior Suite Corner Room with 1 king-size bed, sleeping maximum 2 adults.

Stonebreakers Restaurant (serving buffer breakfast, and a la carte dinner, with outdoor seating and V&A Waterfront views). Room service. 

Fitness centre. Relax Spa* offering an array of treatments.

This hotel is very conveniently located near the waterfront in Cape Town. It serves a secondary purpose being a conference center for the University of Cape Town. The rooms are moderately spacious and clean but not special in any defining way. Mine viewed a courtyard of green growth until a big tent was pitched there and a party ensued. The main restaurant is very good and partially makes up for the relatively bland hotel. The staff are friendly and will warn you if you are heading the wrong way on the street outside the hotel! Room was very good and spacious but can use good chairs instead of the totally uncomfortable sofa/couch! Breakfast is good but coffee and tea should be more easy to get. A Light in the hallway would be nice so you can see how and if the AC is working

Had a week-long stay in March/April 2022 and loved everything about this place. Ideally located for the waterfront. Spacious rooms, very comfortable, superb beds. Delicious breakfast. Friendly and attentive staff everywhere. Can't recommend highly enough.

The hotel's location literally down the road from the waterfront made it really accessible. The presence of a large Muslim prayer room (salaah khana) on the first floor equipped with ablution facilities was a bonus and a welcome surprise. The Wi-Fi did require us to sign into it a few times and the bar fridge inside the cupboard did cause the drawer above to heat up a little, but those were minor inconveniences. Read less

Recently stayed at this property for a week, specifically picked as wanted to stay in the Marriott portfolio, not many options at the waterfront. Having stayed in Cape Town 10 years ago, downtown, knew this time definitely wanted to be at the Waterfront for safety and security reasons. Upon arrival learned hotel is spread out across 3 buildings, sharing its space with a university, which is quite busy during the week. Themelina checked us in, and was absolutely lovely and genuinely caring. It was a great start to our arrival. Upon getting to room was a bit disappointed with the lack of counter space in bathroom, lack of lighting throughout room, and was a bit shocked in this day and age to only have one power outlet in whole room near desk (none near bed), there was a 2nd power outlet next to it, but instead of being European, it was African, which no foreigner would have a converter for. This property is affected by the power grid brown outs (not all Cape Town hotels are) and 3 out of the 7 nights I was there, I woke up sweating as the ac had turned off in middle of night. Only other small issues were bed sheets not fitted to bed and furniture a bit worn out, chair cushion completely collapsed in. Other than that for the most part the staff were kind and helpful. Being in the VA waterfront, felt safe to come and go night and day, unlike downtown hotels. Due to the power issues and lack of amenities, I would probably look elsewhere next time around. Read less
