Welcome to the only 3V and most affordable property on the V&A Waterfront. In a fantastic setting, overlooking the harbour and Table Mountain, you’ll enjoy not only a great location but true value-for-money too at the Protea Hotel Breakwater Lodge. Formerly a 19th-century prison, the building is something of a landmark and rest assured, in-mates enjoy their stay much more of late! We recommend upgrading to a Family Room, which are more spacious with a sleeping area for children. When it comes to dining, Stonebreakers Restaurant serves up a tempting buffet or head outdoors to one of the many restaurants in the V&A Waterfront.

193 rooms and 75 suites, across 3 floors. All with air-conditioning, satellite TV, telephone, mini bar*, tea/coffee maker, safe, hairdryer, iron and board. Standard Room with 1 double bed, or 2 twin beds, sleeping max 2 adults. 

Larger Guest Room with 1 double bed, or 2 twin beds, plus a sleeper sofa, sleeping maximum 2 adults.

Two Bedroom Rooms, which consist of connecting rooms, each with either 2 double bed or 2 twin beds, sleeping maximum 4 people.

Junior Suite Corner Room with 1 king-size bed, sleeping maximum 2 adults.

Stonebreakers Restaurant (serving buffer breakfast, and a la carte dinner, with outdoor seating and V&A Waterfront views). Room service. 

Fitness centre. Relax Spa* offering an array of treatments.

Hotel rooms in the Graduate School of Business gives the feel and atmosphere of a university dorm. Very cold and impersonal. No power backup for loadshedding. No warning thereof. Great breakfast. Had to move rooms due to a very noisy air conditioner

I stayed here as part of a Road Scholars group. This hotel is not really on the waterfront - it is a short walk along a dark street to get to the waterfront. The hotel is incorporated into a college of sorts so it is a little like staying in college housing. The room was clean enough but the heat did not not work and overall it is a little below the quality of a Hampton Inn or similar. The restaurant is two buildings and the food was truly awful. Breakfast was OK, but a dinner there was inedible. There did not appear to be a lobby - just a check in desk and two couches. I think there must be better choices in Capetwon. Read less

Lots of great restaurants around this hotel. The breakfast was very nice with a good choice of food. We had a 2 bedroom room that yes was small but was clean and had everything we needed. Absolutely excellent. Friendly and helpful staff, great rooms, fabulous breakfast with Table Mountain View and location location. Would highly recommend. Child friendly hotel. Really helpful in terms of travel advice and offered an airport transfer. Free parking. Would come again

Spent 4 nights at this hotel and were mostly pleased with the experience. The highlights of our visit were the super friendly staff and the location. The hotel is perfectly located within a 3-minute walk to the heart of the V&A Waterfront, where one has access to most CT attractions and top restaurants without needing transportation. The hotel parking is very practical and secure. The breakfast was excellent and in terms of overall value, there are few hotels that can keep up. This may be different for other room types but the only downside with the family rooms is that they're super tiny, where the closets are as good as nonexistent and there is little space on the floor to open a suitcase. Also, the PVC covered floor in the rooms could benefit from an encounter with a wet cleaning mop every now and then. Read less
